  1. Client contacts Sandford Design

  2. Initial client meeting, to discuss brief and budget.

  3. Estimate fee structure by Sandford Design, sent to client.

  4. Contract for Architectural Services signed.

  5. Site investigation carried out by Sandford Design.

  6. Surveyors produce topographical plan etc.

  7. Scheme design prepared.

  8. Meeting with client to discuss preliminary design.

  9. Final developed design agreed on.

  10. Resource consent applied for with the Council.

  11. Project information memorandum applied for with the Council.

  12. Building consent drawings prepared.
    This will involve consultation with Engineers etc.
    Working drawings and specification.

  13. Checking

  14. Building consent applied for with the Council.
    Sandford Design will follow the project through the Council till building consent is approved.

  15. Building work can commence on site.
